FWIW though, one thing to keep in mind... trespassing is still entirely possible on a property that is not signed or posted. in fact, in an industrial area of central NJ, like you are describing, it is highly likely that you were indeed trespassing. the owner or their agent could have you ejected from the property and the next time around have you arrested.
when i scout out new fishing locations, i start out with google maps like you did, but then when i find a place that looks good, i check the tax maps to see who owns it to make sure that it is township, county, or state land, etc. before setting foot on the property. most counties have a GIS website that helps you look up this information.
here is a link to the Morris county one for example Counties that don't have a GIS website are more difficult and you may need to visit township or borough offices to obtain the tax maps you will need.
